Project Manager

Job Order: MG-1450

Job Responsibilities:

  • This position is responsible for managing project elements from estimating and design stage to job completion for a portfolio of projects to ensure overall successful completion and turnover.
  • Manages and directs project resources from initial client contact, through conceptual design, estimating, proposal, scheduling, budgeting, permits, construction to contract closeout to deliver a high quality product, on time and on budget, while striving to improve efficiency of delivery and to over-service the client throughout.
  • Coordinate with sub-contractors to develop scope of work, obtain pricing, coordinate work and maintain schedules.
  • Manage preparation of permit application documents.
  • Review the project budget and schedule with Senior Management and identify any potential risks prior to the project starting.
  • Chair and direct regular on-site construction meetings.
  • Warranty items tracking and follow up to ensure timely completion.
  • Manages preparation of and distributes POs, Change Orders, minutes, agendas
  • Directs preparation of contract close-out documents - 'as-built' drawings and maintenance manuals.
  • Coordination with onsite Construction Supervisors to provide information, clarification, or other items as required to ensure work continues smoothly.
  • Ensure Senior Management is advised of status changes and issues as they arise.
  • Ensure professional relationship is maintained with clients, owners and sub-trades at all times.
  • Leads / prepares estimates for projects, including material take offs, schedules and pricing to create project budgets and bid submissions.
  • Solicits pricing from subcontractors and suppliers for labour, equipment and materials, in order to ascertain lowest price.
  • Conducts a detailed analysis of the contract documents and specifications, to determine overall project requirements (bonding, insurance, etc.), including the monitoring of published addenda's that may alter the original scope of the project.


Job Requirements:

  • Post-secondary school education in Engineering from a recognized University, or College education in Architectural Technology, Civil Technology, Construction Technology or equivalent. Candidates with equivalent / appropriate experience will also be considered.
  • Minimum of 10 years of construction experience in ICI sector with a focus in project management. Preference will be given to those who have previous related experience.
  • Excellent communication skills, both written and verbal.
  • A problem-solver, you are able to build trust with clients, subcontractors, architects, engineers, and team members to effect competitive excellence and pride in teamwork with outstanding project delivery.
  • Working knowledge of Building Code requirements.
  • Ability to fully understand and interpret technical drawings and specifications.
  • Ability to plan, develop and critically monitor project schedules.
  • Exceptional understanding of construction techniques and materials.
  • Ability to conceptualize a project without complete drawings, and determine the best design solution for lowest cost to provide the client with best value.
  • Ability to efficiently handle and administer multiple tasks on concurrently running projects with overlapping schedules.
  • Ability to use industry relationships to create a competitive advantage.
  • Proven experience with the Design Build process.
  • Experience in scheduling software such as MS Project would be considered an asset.
  • Sound knowledge of MS Office applications is considered a requirement.
